Your existing EMIs already use the share of income a lender would allow. Closing a loan or adding a co-applicant would raise your eligibility.
This is a rough guide, not a sanction. Banks also look at your credit score, age, job stability and the project's approvals. Your lender confirms the final amount.
How lenders work out your eligibility
Banks cap the share of your monthly income that can go towards EMIs. This is the fixed obligation to income ratio, or FOIR. Your existing EMIs come out of that share first. What's left is the most a new loan's EMI can be. The calculator turns that EMI into a loan amount using your interest rate and tenure.
For a plot, the loan covers only part of the price. The loan-to-value (LTV) sets that part. Dividing the loan by the LTV gives the plot budget the loan supports. The rest is your down payment.
Ways to raise your eligibility
- Apply with a co-applicant whose income the bank can count.
- Close or prepay small loans before you apply.
- Choose a longer tenure, if your age allows it.
- Keep your credit score healthy. It affects both approval and the rate you're offered.
