Saffron Gold Residencia carries two independent regulatory clearances.
HMDA LP No. 000272/LO/Plg/HMDA/2019. The Hyderabad Metropolitan Development Authority issued this layout permit in 2019. An HMDA layout permit confirms that the layout plan has been sanctioned to HMDA Master Plan standards — road widths, open spaces, plot counts, and setbacks are all per the approved drawing. Every buyer should verify this number independently on dpms.hmda.gov.in before signing anything.
TG-RERA A02500000513. The Telangana Real Estate Regulatory Authority registration adds a second layer of verification. RERA registration mandates that project details, promoter credentials, and completion timelines are on public record and updated periodically. You can verify this registration on rera.telangana.gov.in.
What matters about holding both: these are not ceremonial numbers. They are verifiable government records. Any buyer or their legal counsel can pull both within minutes and confirm that the project exists exactly as marketed. We start with this because it is the foundation everything else rests on.
Location: understanding the Bhongir corridor
Penchikalpad is a village in Bhongir Mandal, Yadadri Bhuvanagiri District — a geography that is worth understanding for any buyer considering east Hyderabad plots.
The Regional Ring Road connection. The Regional Ring Road is a 340-kilometre ring bypass being developed in the outer ring of the Hyderabad Metropolitan Region, beyond the ORR. Bhongir sits on the eastern arc of this alignment. Saffron Gold Residencia is one minute from the RRR corridor at Bhongir. The infrastructure logic here is well-established: when a new ring road is built, the areas it passes through benefit from improved connectivity, reduced logistics costs, and increased interest from both residents and industrial users. The RRR is at a different construction stage than the ORR was in 2015, but the corridor pattern is the same.
Bhongir District HQ. Bhongir serves as the administrative headquarters of Yadadri Bhuvanagiri District — one of the districts formed when Telangana reorganised its administrative geography after state formation. District HQ status means government offices, courts, registration facilities, and administrative employment concentrate here. For plot buyers, proximity to a district centre means practical day-to-day infrastructure is already present.
Bhongir Inner Ring Road. The Bhongir Inner Ring Road is within walking distance of the project. This local road network supplements the RRR connection and means internal Bhongir town movement is straightforward from the site.
Yadagirigutta Temple. Yadagirigutta is one of the most significant Vaishnavite temple towns in Telangana, and the Sri Lakshmi Narasimha Swamy Temple underwent extensive redevelopment in recent years. The temple town generates significant pilgrimage traffic and associated economic activity. Buyers who value proximity to a major spiritual centre will find this relevant.
Bhongir Fort. The fort at Bhongir is a monolithic rock fort dating back several centuries — it is a heritage landmark that gives the town a recognisable identity distinct from other emerging east Hyderabad locations.
Infrastructure: what is built and what it means
Approvals and location matter. So does what has actually been constructed on the ground. Here is what Saffron Gold Residencia delivers within the gated community.
Roads. The approach road is 100 feet wide. Internal roads are 40-foot cement concrete — not blacktop, not unpaved. Cement concrete roads are more expensive to build than tar roads and significantly more durable under heavy use and monsoon conditions. The plot layout includes East-facing, West-facing, Mortgaged, and Commercial plot designations — all colour-coded on the sanctioned plan. Internal roads run at 30 ft and 40 ft widths, with the existing 33-foot road on the northern boundary proposed for 100-foot widening in the development plan.
For buyers choosing between plot sizes, the 40-foot internal road network means even interior plots have comfortable access for construction vehicles, which is worth confirming on any site visit.
