In 2007, Young India Housing started with a single premise: people who want to build on their own land in East Hyderabad deserve a developer who takes the paperwork as seriously as the product. Nineteen years later, that premise is unchanged. What has changed is the size of the portfolio, the scale of the opportunity, and the maturity of the corridor.

Eastern Meadows is our 19th-year milestone project. It carries HMDA Layout Permission No. 1377/HMDA/SWDL/2026. It has 121 premium villa plots ranging from 150 to 575 square yards. And it sits beside AIIMS Bibinagar — right on the Hyderabad–Warangal Express Highway (NH-163, formerly NH-202).

This post explains why we chose this location, what the project contains, and how to verify every number here independently.

Why This Site — the Thinking Behind Eastern Meadows

Every Young India Housing project starts with a location thesis. For Eastern Meadows, that thesis is built on three anchors.

The AIIMS anchor. AIIMS Bibinagar is a 200-acre national medical institution on NH-163. It began in 2019 and has been expanding since. In buyer psychology, a national health institution is not just a proximity amenity — it signals permanence, state attention, and long-term employment gravity. Thousands of doctors, nurses, researchers, and support staff need to live within practical commuting distance of the campus. When we say Eastern Meadows is beside AIIMS, we mean it precisely: the project boundary abuts the AIIMS campus, and the drive to the AIIMS gate is 3 minutes. Walk-to-work for AIIMS employees is not a marketing line here — it is geography.

The highway anchor. The Hyderabad–Warangal Express Highway (NH-163, formerly NH-202) is a 6-lane national highway. Eastern Meadows is 1 minute from this road. This is the primary artery connecting Hyderabad to Warangal — one of Telangana’s most economically important corridors. From NH-163, buyers can reach ORR Exit 9 in 10 minutes, putting most of the city within 40 minutes. They can reach Infosys (447 acres), Raheja IT Park (106 acres), and Singapore Township in 15 minutes.

The approval anchor. The third reason is the one that matters most to us as a developer: we chose this site because we could get a complete HMDA approval for it. Eastern Meadows holds HMDA Layout Permission No. 1377/HMDA/SWDL/2026, verifiable on the HMDA DPMS portal at dpms.hmda.gov.in. The 100 ft and 60 ft approach roads, the park areas, the plot counts, and the road widths are all as per HMDA Master Plan 2031. We do not start marketing a project until the approval is in hand.

What Eastern Meadows Contains

Eastern Meadows is a fully gated community with 121 plots across 5 bands and a meaningful amenities layer.

Plots. The 121 plots span 150 to 575 sq. yards. The breakdown by band:

The 9 Compact 150 plots (Nos. 76–79, 82, 85, 88–91) are confirmed from the HMDA-sanctioned plot table. All other plot counts can be verified against the sanctioned layout.

Internal roads. The internal road network follows HMDA Master Plan 2031: 100 ft and 60 ft HMDA approach roads, with 40 ft and 30 ft internal CC roads throughout the layout. This is not decorative — wider roads mean better resale values, easier construction logistics, and future-proofed access as the area densifies.

Parks and open space. Three landscaped park areas are built into the layout: 1,463 sq.yds, 713.58 sq.yds, and 1,070 sq.yds. There is also a dedicated Social Infra Area. All four are marked on the HMDA-sanctioned master plan. This is the level of open space that buyers sometimes assume is standard and then discover is not — in Eastern Meadows, the parks are part of the HMDA-approved plan, not a post-approval addition.

Amenities. Gated community with 24/7 security and CC cameras. Overhead water tank plus Mission Bhagiratha pipeline connection. Underground electricity with dedicated transformers. LED street lamps throughout. Underground drainage with septic system. Rainwater harvesting pits. Cycling and jogging track. Well-developed footpaths on every internal road. Grand entrance arch. Oxygen-selected avenue plantation with curb stones on every street.

What is on the doorstep. AIIMS Bibinagar campus is beside the project — 3 min to the gate. Bibinagar Bus Station is 3 min away. Bibinagar Railway Station (Warangal–Vizag line) is 3 min away. ORR Ghatkesar Exit 9 is 10 min. The Bibinagar Urban Forest (384 acres, 9,600+ medicinal plants) is 6 min. Bibinagar Lake is close by. Yadadri Temple and Surendrapuri are 15 min away.

The 19-Year Context

Young India Housing has operated since 2007. The 19-year milestone is a corporate milestone, not a project milestone. Eastern Meadows is one of 14+ projects the company has developed across east Hyderabad, including delivered communities: Signature Park Phase 1 (203 plots, HMDA + RERA), Lake Front Residencia (HMDA + RERA), Green Mango Residencia, Nature Nest Residencia, Nature’s Breeze Residencia, and others.

Marking Eastern Meadows as the 19th-year project is a deliberate framing. In plotted development, a developer’s delivery track record is the only meaningful credential. What we have built before is the context for what we are asking you to commit to today.

The first project we invite any buyer to visit is Signature Park Phase 1 — a delivered 16-acre community with 203 plots and over one lakh trees planted on the Hyderabad–Warangal 100 ft road. Walking Signature Park tells you what an Eastern Meadows plot becomes. The two projects share the same corridor, the same approval philosophy, and the same construction standards.

Adjacent Project: Lake Front Residencia

Eastern Meadows sits adjacent to Lake Front Residencia, one of our active villa plot projects. LFR plots 96–128 abut the western edge of the Eastern Meadows layout. This is relevant for buyers because both layouts share access to the 100 ft road and are served by the same trunk infrastructure. It is also relevant for families or investor groups who want to hold plots in two adjacent, independent HMDA-approved layouts.

Lake Front Residencia carries HMDA LP No. 000017/LO/Plg/HMDA/2024 and TG-RERA registration P02000008355. Both are verifiable.

How to Verify Eastern Meadows Independently

Step 1 — HMDA portal. Go to dpms.hmda.gov.in. Enter LP No. 1377/HMDA/SWDL/2026. The result will show the sanctioned layout: survey numbers, road widths, open space, total plots, and current permit status.

Step 2 — RERA. Eastern Meadows is HMDA-sanctioned. For questions about RERA applicability to your specific transaction, consult independent legal counsel — we will share every document they request.

Step 3 — EC. Request the Encumbrance Certificate for the relevant survey numbers via registration.telangana.gov.in. Ask us for the specific survey numbers at any stage.

Step 4 — Site visit. Our team runs site visits every Saturday and Sunday. We share the LP document, sanctioned layout plan, and EC before you arrive. The visit itself is an on-ground confirmation, not a sales event.

Who This Project Is Built For

Eastern Meadows is not one thing to all buyers. The 5-band plot range is deliberately wide because the corridor serves different intentions.

AIIMS doctors and healthcare professionals who want to own land within walking distance of the campus where they work — the Signature and Legacy bands are sized for the home they plan to build in 3 to 5 years.

IT professionals from the Infosys–Raheja–Singapore Township belt, 15 min away, who want a clear-title HMDA plot as an appreciating land bank before they build — the Starter band offers the entry price, and the corridor’s infrastructure trajectory does the rest.

Families from Uppal, ECIL, Pocharam, and Nacharam who want a plot that is close enough to visit on a Sunday but far enough to be genuinely affordable — the 150–200 sq.yd. range gives them entry to a 100 ft road, beside-AIIMS address at a price that remains within reach.

NRI buyers who want a documented, verifiable, beside-AIIMS address with clear title — the document kit, remote verification support, and registered-document trail make the process manageable without requiring an in-person visit before commitment.

The project’s single constant across all these buyer profiles is the documentation. The HMDA LP is verifiable. The title is clean. The survey numbers are specific. If any document we share raises a question, we will answer it in writing.
