Sai Enclave — affordable open plots near Bibinagar

How to Verify an HMDA LP Number Yourself (Step-by-Step)
This takes about five minutes and saves significant risk.
Step 1 — Go to HMDA DPMS Visit https://dpms.hmda.gov.in/ and look for the layout search or LP number search function.
Step 2 — Enter the LP number exactly LP numbers follow the format shown in each project listing above. Enter the full number without modifications.
Step 3 — Confirm the match The result should show the project name, approved layout boundary, and status. If the LP number does not return a result or shows as expired or cancelled, that is a red flag requiring immediate clarification before any further step.
Step 4 — Compare to what you are being shown on site The HMDA-approved boundary map should match what the developer is showing you on the ground. If the plot you are being offered falls outside the approved boundary, it is not covered by the LP.
Step 5 — Cross-check with Bhu Bharati Go to https://dharani.telangana.gov.in/ and check the land records for the survey numbers in the layout. You are looking for ownership clarity, mutation history, and whether the pattadar name matches what the developer represents.
Step 6 — Request the Encumbrance Certificate An EC from the Sub-Registrar’s Office for the relevant survey numbers shows registered encumbrances, mortgages, and attachments. A clean EC does not guarantee everything, but an EC with flagged entries is a clear signal to investigate further before proceeding.
What the HMDA Approval Covers (and What It Does Not)
Buyers sometimes treat an HMDA LP as equivalent to a clean bill of health on everything. It is not. Here is a precise breakdown:

If RERA registration matters to you as a buyer, these are the two projects that qualify.
The other projects in this list have HMDA LP coverage. They are legitimate HMDA-approved layouts. But RERA is not claimed for them and it should not be assumed.
