  1. HMDA Layout Plan (LP) number. Ask for the exact LP number and verify it on the HMDA portal against the layout boundary and approval conditions.   2. RERA registration certificate. If the project covers more than 500 square metres and the developer is actively selling, TG-RERA registration is mandatory. Download the certificate from the TG-RERA portal and confirm the project name, developer name, and plot count match. We display our RERA numbers on every applicable project page.
  3. Title chain and patta. Request the original sale-deed chain — ideally back 30 years. Confirm the land is recorded as residential in the Telangana CARD system, and that the patta matches the survey number on the layout plan.

How far are these plots from Hyderabad city?

Our communities are in Bibinagar (approximately 35 km from Uppal), Bhongir (approximately 48 km from LB Nagar), and Kondamadugu (between the two). By road on NH-163, Bibinagar is roughly 35–40 minutes from Uppal and 50–55 minutes from Secunderabad in normal traffic. The Bibinagar railway station on the Hyderabad–Warangal line connects to Secunderabad in under an hour. These communities are in Yadadri Bhuvanagiri and Nalgonda districts — not inside Hyderabad city or GHMC limits. Are farm plots the same as residential open plots?

No. A residential open plot in an HMDA-approved layout is classified as residential land in the Telangana revenue records, is eligible for home loans from most banks, and can be built on under HMDA building norms. A farm plot (like our Lake View Farms community in Kondamadugu) is agricultural or non-residential land, typically priced lower per square yard but with different legal restrictions on construction, loan eligibility, and future conversion. Always confirm the land-use classification — agriculture vs residential — from the pahani (record of rights) and the layout sanction before purchasing.

Can I take a home loan to buy an open plot near Hyderabad?

Most nationalised banks and housing finance companies offer plot loans for HMDA-approved residential layouts. Eligibility typically requires the plot to be in an approved residential layout, have clear title, and have a patta in your name post-purchase. RERA registration further strengthens loan eligibility with many lenders. Farm plots are generally not eligible for standard home loans — they may qualify for agricultural or mortgage loans instead. Confirm with your specific lender what approvals they require before shortlisting a plot.
