Hyderabad’s housing numbers for 2026 depend on who is counting. Anarock has Q3 sales up 15%, Knight Frank has January–September up 2%, and CREDAI Hyderabad–CRE Matrix has the first half down 13%. All three agree on one thing: far more homes are being launched than a year ago.
For a plot buyer, the useful reading is narrower. These are mostly apartment and city-wide figures. They are context, not a price list for Bibinagar.
Why three firms give three answers
Each consultant counts a different slice of the market. Anarock tracks primary sales in major cities. Knight Frank publishes its own sales, launches and registrations series. CREDAI Hyderabad and CRE Matrix count sales across RERA-registered projects. The firms differ in what they include, where they draw the city boundary and which months they cover.
That is why this post uses one firm per claim. A line that sets Anarock’s Q3 against CREDAI’s H1 compares two different things and tells you nothing.
What each firm reported
| Firm | Period | Hyderabad sales | Launches | Source |
|---|---|---|---|---|
| Anarock | Q3 2026 (Jul–Sep) | 12,970 units, +15% YoY | about 18,950, +120% | Construction World, Outlook Money |
| Knight Frank | Jan–Sep 2026 | 29,125 units, +2% | 32,577, +6% | Hans India |
| CREDAI Hyderabad–CRE Matrix | H1 2026 | 26,068 units, −13% | 49,656, +37% | Siasat |
Two points on reading the table. First, the periods differ, so do not read across the rows. Second, the launch figures follow the same pattern as the sales figures: they depend on the firm and the period, but all three show launches up.
Anarock also reported that about 97% of Hyderabad’s Q3 launches were priced above ₹80 lakh. Separately, in Knight Frank’s H1 data, 45% of sales were in the ₹1–2 crore band and only 3% were under ₹50 lakh.
PropEquity separately put Q3 Hyderabad sales at 15,470 units, up 11% year on year, but it released its data before the quarter ended, so RealtyHunting’s summary notes some late-September figures were estimated.
Unsold stock is where the firms diverge most
| Firm | Measure | As of |
|---|---|---|
| Knight Frank | 56,095 unsold units (+3%), about 5.9 quarters to sell | end-H1 2026 (Knight Frank H1 2026) |
| Anarock | about 1,08,700 units (+11%) | end-Q2 2026 (Anarock Q2 2026) |
| CREDAI Hyderabad–CRE Matrix | 1,42,722 units (+21%) | end-H1 2026 (Siasat) |
The gap from roughly 56,000 to 1,42,722 is large. It reflects different definitions of what counts as unsold, not a disagreement about whether stock is rising. Each firm shows its own figure going up.
Knight Frank’s H1 report also says 36,458 of its 56,095 unsold units sit in West Hyderabad. The overhang is concentrated in one part of the city.
What the east’s share does and doesn’t show
Knight Frank’s H1 2026 data puts East’s share of Hyderabad sales at 9%, up from 6% in H1 2025. East’s share of launches was 6%. Knight Frank defines East as Uppal, Malkajgiri and LB Nagar. That is a useful signal that east Hyderabad is absorbing what gets launched there.
Anarock gives a different split. Its Q1 2026 Hyderabad report put East at 5% of sales and 5% of inventory, with West at 52% of sales. Anarock’s East list includes LB Nagar, Nagole, Uppal, Habsiguda, Ghatkesar, Nacharam, Peerzadiguda and Vanasthalipuram. These are different firms, different definitions and different quarters, so do not subtract one from the other.
Three limits matter here.
- Bibinagar is not named in either definition. Neither firm lists it as part of “East”. The east’s share tells you about Uppal-side apartment demand, not about Bibinagar plots.
- A share is not a price. A rise from 6% to 9% means more of the city’s sales were in the east. It says nothing about what any plot sold for.
- It is apartment data. Both series track apartment-led primary sales.
Prices: modest, and not a plot index
Knight Frank described price growth at about 3% for January–September 2026, which it characterised as below inflation. Its H1 report put the average residential price at ₹8,258 per sq ft, up 7% year on year. Anarock’s Q2 report had ₹8,090 per sq ft, up 6%.
These are apartment prices, quoted per sq ft of built-up space. Plots are priced per square yard, depend heavily on the layout, road width and approvals, and are not covered by these series. We have not found a reliable published plot price series for Bibinagar. If a seller or portal quotes you a “Bibinagar price index”, ask what it is built from.
CREDAI–CRE Matrix’s H1 report noted that prices had not fallen. That describes reported averages, not a forecast.
Rates: one development to know
On 7 October 2026 the RBI raised the repo rate by 25 basis points to 5.50%. Business Today reported on 8 October that several public-sector banks had raised their repo-linked lending rates, for example PNB from 8.10% to 8.35%. That coverage did not report any change by SBI, HDFC or ICICI.
The mechanics are simple. If your loan is linked to the repo rate, your lender’s rate resets at its own interval, and the EMI or tenure then changes. Check your lender’s rate and reset date directly. This post does not tell you whether to buy now or wait, and it does not recommend a loan.
Where Eastern Meadows and Diamond Ring Residencia fit
Young India Housing’s projects sit in Bibinagar, which is outside both firms’ “East” definitions. The city-level data above does not describe their plots or prices, and we do not use it that way.
What you can check yourself, project by project:
- Eastern Meadows is beside AIIMS Bibinagar on NH-163. It has 121 plots from 150 to 575 sq. yds., with HMDA LP No. 1377/HMDA/SWDL/2026 and TG RERA registration P02000010859. Look up the LP on BuildNow (Citizen Search) and the registration on rera.telangana.gov.in.
- Diamond Ring Residencia in Bibinagar has 61 plots and HMDA LP No. 000023/LO/PLG/HMDA/2021. It has no TG RERA registration, so we do not claim one. Verify the LP on BuildNow.
For any layout, ours or anyone else’s, the sequence in our verification checklist and our guide to reading an HMDA LP number matter more than a market report. On pricing, what drives ₹/sq.yd. in Bibinagar and the east versus west plot comparison are better starting points than a city-wide average.
What this does NOT mean
- It does not mean plot prices in Bibinagar are rising, falling or flat. No source here measures that.
- It does not mean east Hyderabad is outperforming the west on price. East’s share of sales rose, which is a volume signal.
- It does not mean a layout is safe or unsafe because of inventory figures. Approvals, title and access decide that.
- It is not a view on whether to buy, wait or borrow. It is not financial or legal advice.
- It does not settle which consultant is right. Use each one against itself over time.
A quick worksheet for reading any market report
- Who published it, and what does it count? Apartments, RERA projects or registrations.
- Which period? A quarter, a half-year or nine months are not interchangeable.
- How does it define “East”? Check whether your micro-market is on the list at all.
- Is it a price or a share? A share rising says nothing about price.
- Is there a plot-specific series? If not, do not stretch an apartment figure to cover plots.
- What do the documents for your specific layout say? Market reports end where the layout’s own papers begin.
